A different wholesale deal

Helping a friend with a wholesale deal. Truth be told it is his first wholesale contract and its quite different than the average wholesale deal. It is a move in ready home in a beautiful location. The house is worth $475,000 market value and he got it under contract for $425k. Nice margin there but doesn't have a long buyer list and not the typical deal for most looking to do a flip or BRRRR. Obviously requires a lot of cash as well. It would honestly be best for someone looking to live in that area (Clayton, NC) and would be an absolute steal in this market right now. He has it on FB and Craiglists and calling around to agents to send to their investors. Anyone else have thoughts on this deal?
