Advice on selling a portfolio of condos in Coral Springs Fl

Hello, 

I own 9 condo units of a 12 unit buidling, and I would like opinions on how to maximize my sale. 

Should I just sell my 9 units or shall I sell all 12 units, I could convince the other 3  units to sell, the ones I don't own. They are all titled individually. 

What would be more attractive to a buyer? 

looking for cash deals only. 

they are all 2 bed 2 bath and all leased on month to month.

If I would be the buyer I would like to own all of them so that I can do all the changes that I need to make and implement any bylaws that I want to implement when it comes to management and all that. I would be less of a headache for an investor meaning saved time and time is money.
