Buy second duplex now or wait?

I bought my first duplex in California for 275k in 2016, in 2020 I refinanced and pulled a little equity out. Now in 2022 the market is so high, should I wait to buy another duplex? Buy now?

My plan was to buy another duplex, then buy a house for my family and I, but should I buy a house first then a duplex? It’s been on my mind for a couple of years now and need some advice! Thank you
