What's Working In Today's Market

Hey, BP family. I know and understand the way the market is scorching hot right now and I know people closing deals, but no where near as many as 2 years ago for obvious reasons. I Invest and wholesale if it's not my type if deal. I haven't been doing much marketing over the past year because the ROI is close to none. What are you doing in this market today to find deals? What advice do you have?

@Donta Williams Rent your property creatively. I furnished my duplex and rented it on Airbnb and Furnished Finder and have tripled my cap rate and increased my cash on cash by 17%. You can't buy a property on the MLS and rent it on a year lease and cash flow in Austin, but if you furnish it over 50% of the properties will cash flow.
