Is today a good time to sell

I own a property in the provo Ut area.  Its appreciated quite a bit, and I am currently wondering if its a good time to sell.  I have lived it in 2 of the past 5 years so I could avoid capital gains tax and probably walk away with 250k in cash.  The issues I see are that its going to be more expensive for me to get back into anything and I don't have a good place to put the money.  

I could pay off a few properties and get a more cash flow, or wait to see if there are any better deals popping up.  So I guess my question is if you could sell today would you, and what would you do with the cash?
