Is this a good market to sell a house

I own a townhouse which I put on rent. I am trying to determine if I should sell it or continue renting it. If I sell it, I see 2 options to use the money 1) use it to buy another property. In the current market finding another property to buy might be challenging 2) keep the money until I find a good investment property. The problem here is that I will have to pay taxes on the capital gain. 

Any recommendations /advise on what is the best course of action here?

I agree with Jeremy.  How much money will you make from the sale.  How much rent are you getting now (after expenses) and what would you estimate you'd get after expenses if you bought a new rental?

Also think if there are upcoming expenses that are costly and how easy it will be sell it. If it is a townhouse where you are anticipating big expenses in the next few years or it might be hard to sell, sell it now.  the market is still very active and it is a good time to sell 'problem' homes.
