Experience buying property with dilapidated manufactured home?
Hi everyone!
I'm new to the forum here, and plan to begin my real estate investing journey this year. My wife and I own a home, and the property next door to us is a large lot with an old manufactured home that really needs to be removed (we know the current occupants and have been inside the structure). The property is owned by a real estate investment company, and we were told by the current occupants that they have been asked to leave because the company plans to remove the existing structure and replace it with a new one. It sounds like they may be planning to sell the property at that point.
I am interested in reaching out to the company that owns the property and see if they would be willing to sell the property to me as-is. I know the current manufactured home needs to be removed, and would be curious to know if anyone here has purchased a property with an old manufactured/mobile home, had that removed, and replaced it with another new mobile home that you then rented out. What were the costs involved in getting a new mobile home purchased and placed on the property? I want to be sure it would be worth it for us to do this from a cash flow standpoint.
Would love to get thoughts and advice from anyone who has done something similar! Others here may disagree, but I love the idea of my first rental being the property next door.
