Suggestions on Phoenix, AZ markets and where to invest

My husband and I are looking to invest in the Phoenix area. We recently moved into the west valley, but have been traveling to and from for many years. Any suggestions on which area in Phoenix we should focus on? Is it more advantageous to focus on the less developed west valley than the more expensive east valley, especially the Scottsdale area? Any advice, articles or connections are greatly appreciated!

Phoenix is crazy hot right now, so I'd try to look where others are not looking. Places like Goodyear and Buckeye still have strong rents like many other parts of the city and the prices aren't as crazy high as Scottsdale, Tempe, Chandler, and Gilbert. Look over in San Tan Valley, Maricopa, and Surprise as well.

It will ultimately come down to your budget and what kind of return you're looking for. I can't say one way is more advantageous than the other, but the East Valley will have more demand, so the prices will be significantly higher for similar rents (outside of Scottsdale, where everything is crazy expensive anyways). I have homes in my area renting for 3k for 2000 sf or so, but the prices of the homes are above the median so there's that.
