Comparables have 1/2 SQFT lot size compared to Subject Property

Question about Lot Size difference: I have a property I am looking at that is a 3 bedroom 2 bathroom that is 13,000 square feet lot size due to the back yard being huge. My comparable properties are all around 6,500 square feet Lot size and I was wondering how to adjust my numbers to determine a fair After Repair Value for the subject property? The Living space Square feet for all comparables houses are similar the only major difference is lot size. How can I come up with the ARV when the comparables lot size are way smaller? Property is located in Southern CA in the city of Rowland Heights part of LA County. Thanks!

@Bill Brandt This is great advice. I see how you can come up with a fair price for the lot using this strategy. I will look into this! Thanks I really appreciate it!
