Contingency Clauses - Financing + Inspection

preparing to make offer on an out of state property and unsure about how to word/handle financing and inspection contingency clauses. I want to protect myself in the event I can't find decent financing (asking $1.2M) and/or inspection reveals surprises (older home).  This is not my first purchase but my first and biggest financed one!  Please send suggestions/advice/guidance, thank you!
