When walking through an investment property without a contractor, that you are thinking about buy fix and sell exit strategy, how do you come up with a good rehab estimates on all the repairs?

Do you use a spreadsheet and formula?

What ways could I use to get better at estimating my bids to make sure that I offer the right price?
