Where to begin

Im new, worked very hard last 3 years to pay off all our debts (73k), and have saved up 30k (not a lot but hopefully enough to get started). All my wife and I's hard work was geared for long term investments in rental property. Just not sure if 1) we have enough to get started and 2) do I need to develop relationships with whole salers and HML guys now, and if so how does one do this? Just overall help is appreciated. Thanks!
