Buying Land in WA to Build Future Dream Home

Hello, BP Fam. Here's the scenario:

Seeking advice: things to watch out for when buying Land and building a SFR in WA. What are some of the most common way you've seen people fail in new construction?

Location: Bellevue, WA or Seattle surrounding area

Background: My husband and I are considering buying land and build our dream home. We could put down ~$250K cash towards the land now but would not build for another 5 years. We currently live in LA and would love to move to WA in the future. We would sell our current home in LA and use that money for building the new home in WA.

Experience: I'm a passive buy and hold investor with properties in CA and TX. I have some experience managing rehabs. My husband works for a startup and would have access to cash if needed.
