Will banks continue to fund positive cash flow deals?
I've recently closed on my first 6 unit commercial (retail/office) space and have the Real Estate Bug! I'm evaluating a number of other properties and am debating to use my next down payment capital on a single property as a solo effort, or if I should split that capital between 3 separate purchases & bring investors to the table for the majority of the initial buy-in. All the properties can cover the preferred dividend to my investor partners and I would do this through an LLC. My primary concern is: As each of these properties are over $1M, at what point will lenders become concerned that I'm over leveraged and not continue to lend as the 'personal guarantee' becomes more challenging with each additional property?
