Direct Mail tips for new real estate agent

Hey guys, 

I just got my Real Estate license in Southern California and wanted to start doing direct mail advertising to sellers of multifamily properties. I just have a few questions...

1. Should I do Letters or Postcards? 

2. What size or companies have you guys had success with?

3. What lists should I target through Propstream?

4. What are other ways to generate leads?

Any advice would be greatly appreciated!
