Sell 4 unit in today's market

Thinking of selling my 4 unit I've owned since 2010. One of the reasons is being more focused in on my W-2 wage earning career, and kids activities. I feel it's a little overwhelming in this stage of my life at the moment to be managing that apartment and working a lot. I would keep my 2 flat and a condo as there is very little on going maintenance on those. I've worked with a property manager for a year and just didn't have a good experience not to mention my property wasn't well taken care of or the tenants.

Also want to take advantage of the high appreciation values. I would take the net proceeds and pay off my primary residence. This is more of a piece of mind than anything and hey, no house payment. Any thoughts? Is 5% the average total commission from seller for a 4 unit?
