Seller is willing to do owner's finance

I'm trying to buy a property on which seller is willing to do owner's finance with $20k down payment @ 6% for 15 years.

Property currently is 1 acre and currently has 3 small old homes which are currently renting at $750, $350, $425

Taxes for property are $3843.00

I was planning on buying, rehabbing and increase rents.  Thoughts...
