Advice on which way to go, sell or rent.

Hello,

Both my husband and myself own 2 houses outright. One we live in, the other is unoccupied. The unoccupied house we bought for $21,000. It needs work. The house is worth about $60,000 (the reason we got it cheep is because we bought it off an owner that needed to sell it quick). We want to make money off this house and be able to buy more properties. We currently don't have the funds for renovation. It is move in ready, but like I said it needs upgrading. We don't have an LLC yet. Rent in this area is up to $900. We want to know, how should we go about doing this? For ex. Get an LLC and apply for business credit to fix it? We don't want to make the wrong move and we want to expand from this home to other investments. Thank you.
