Sell Off Market or Go on the Market?

My inlaws own a house in Orange, CA and has been renting it out for over 15 years.  The tenants just vacated and left it a mess - stained carpets, damaged drywall, left a chicken coop, broken sliders etc.  My inlaws live out of state so they don't want to deal with updating it or spend money to make it market ready. They do want a quick and stress free sale and they aren't looking for top dollar.  Is it better to try to sell off market and get investors to bid or should we put it on the market even though it won't look great in photos or in person.
