Bundle Offer for Multiple Properties

Hey All! My team and I are assessing several properties (5+) from the same seller, and would like to make an offer as a bundle for all properties at a single purchase price. Does anyone have experience in this? If so, after valuing the properties on a standalone basis, did you include a “haircut” on the overall offer price? Were there any other levers you included your offer to make it more attractive to the seller, or any other cost savings you saw buying multiple properties from the same seller at once? Thanks!
