Leaseback Question For the Group

I have a property that i am going to purchase however there is a Leaseback with $1,000 Deposit and no rent until 3/11/2022.

Has anyone ever seen something like this before? I have seen Leasebacks before that had a monthly rent that covered the mortgage and any other holding costs and usually had at least $100 profit before. This deal is through a Selleing Agent not the Seller itself. Looking for advice from the group
