Mixed Use Property With Mobile Homes

Anyone had luck purchasing a house that has mobiles on the acreage as well? I am having a hard time finding a lender that will finance me for this deal... 2 mobiles and an a frame house on foundation. All clocking rent since 2006. Any ideas on who would lend to a property like this?

I would eventually take mobiles off and build.. if that helps any!
