Found Motivated Seller, But town is small population

 Like the title I found a motivated seller but the property is in Landers, ca which I looked up the data for landers and the population is tiny. Like 2400( not a typo) DO buy and hold investors even bother with these small towns? I am worried won't be interested in buyers.
