Resort Pool vs. Private Pool for STR in Kissimmee/Davenport FL

Hello BP! We are looking to enter the vacation rental space in the Disney area managing it remotely from Pennsylvania. I'm looking at 4 bedroom properties and wondering if anyone has any insight into rental revenue for townhouses with community/resort pools vs SFH with a private pool. Obviously the townhome properties are less expensive upfront but the HOA fees (and their future escalation) in the townhome communities can be significant. With a private pool we'll have to pay for pool cleaning/maintenance and repairs which seems like one more area for potential headaches/expenses but those monthly expenses are considerably lower than the HOA at the townhome communities I've seen. I couldn't find a way to distinguish between 4 bedroom townhomes and 4 bedroom SFHs on AirDNA so I'm sorry if I missed that feature. Does anyone know whether SFH with private pools command substantially more rental income than townhomes with community pools (and splash areas for kids/adjacent clubhouses, etc.) to justify the higher cost of the SFH/private pool?
