How are you investing if you have some money?

Hey everyone!

So instead of asking how to invest with no money, let's hear your thoughts on investing when you do have some money. If you had 200K, maybe 250K, how are you going about investing in real estate? What are you buying and how are you buying it? What type of deals are you looking for and what types of funding are you trying to get? Would love to hear different thoughts on this. Thanks for the responses. I appreciate you all!

I'll second what @Conner Olsen said - short term rentals. Way more income in a much shorter amount of time, and if you get your systems set up right, the same amount (or less) of work as a long term rental. I'd be looking for "experience" type rentals (unique properties) or getaway type places for the folks looking to escape the cities.
