Upstate NY motel deal

I am asking for advice on how I can gain a buisness partner for a motel deal in Upstate NY. The motel (14 units) is on 14 acres of property.

Property is in a great location, close to all. Motel is currently abandoned and would need to be completely renovated. This is a start up buisness concept.

Current status of the deal: being reviewed by SBA/local bank for financing options. 

Has anyone done something similar? How did you obtain financing? How did you find people who were interested in investing in the deal?
