Buying rental property with equity from another rental property

Hi All, Happy New Year 2022. 

Want to find if it is vise to buy rental property with equity from another rental property in today's estate high prices. 

I currently own two rentals properties.

Currently i am looking to purchase rentals in NC, RTP/CARY/DURHAM/RALEIGH/CHARLOTTE/GREENSBORO area.
