wholesale mls

Hello All!

I have a question.Can you wholesale a property already listed on MLS? The end buyers are going to get a loan from a bank. Can I still get a assignment fee from a bank loan? I only seen it on cash buyers but what about people who get financing from a bank.

Situation:

I have a person who I know personally and they are looking for a house. Their realtor told them they have an appointment to go see a house next week. I'm meeting that same buyer this week. I know they are going to make an offer of the full 70k but the buyer already told me that he would sell it to me for 64k. Again the buyers are going to buy it with a loan from a bank.

How do this deal. Is it a deal.

I'M in Texas if that matters.
