Buying a second home to rent

We want to buy a second home around where we currently live with the intentions of renting it out .  Our current home is paid off and we will continue to reside in it. We are interested in some properties that we have filtered but we have been told by the builder/selling agents that thay are nont selling to investor's but only to people needing it as primary residence. Do you see any challanges if we buy a home and then keep it with us until we meet minimum requirement for renting it out i.e. typially keeping it for an year before renting it out .
