Buying a Fixer Upper in DMV

Hello BP Fam!

Relatively new to the home buying process, but actively searching for my first investment property.

My question is around estimating the renovation cost during the purchasing process. What is the best way to accurately gauge how much work a property requires before putting in an offer? Do you visit the properties with contractor?

Any input or guidance would be helpful, thank you!

Buy J. Scott's Estimating Rehab Cost book, read it not once but multiple times, start going houses checking out and learn about home depot calculators. 

Once you understand it, then you can visit with contractors. If you have no idea on what needs to be done, you will believe everything contractor says.
