Cash Offer of Financed Offer?

Hello everyone! My name is Marlene Newell, a third generation realtor located in California. I just helped a seller use my Express Offers platform to receive a cash offer on his home! He has bought and sold many houses of the years. His desire was to skip the headache of lenders and underwriting. He's taking a small cut for the convenience but he said it is worth it! Do you prefer a cash offer = less net, or financed offer = more net & possible hiccups along the way?
