How did you find a portfolio lender that is able to do non conventional financing such as low down, low interest on owner occupant multifamily zoned properties? Please only share if you've actually found and used a lender like this or are one 👍🏼

@Josh Green I would try loop net with your zip code and look for agents in your area. I also agree with Joe you may find a lender in a larger city near you that is on here to work with! I prefer to be proactive though and not wait for things to come to me!

For starters start browsing other posts that are similar to yours there are a lot out there. The people that give comments that are lenders typically have lender next to their name. DM them. I would dare say within an hour you could have sent a direct message to seven or eight lenders. With that being said there will be some people that come on this very thread that give you advice and they will have Lender next to their name. They can’t just come out and say let’s do business or there post will be deleted.

@John Leake Are commercial brokers local commodities or national? Appreciate the tips! I'll get to calling around for commerical brokers.

@Josh Green Actually you could reach out to a commercial broker and see if they have a recommendation as well they are more likely to know one than a regular agent.

@Josh Green I usually call it can be a lot of work up front but hopefully you only ever need one! Try your local credit union we have CEFCU here that I really like.

@John Leake Hey trying to do this and no luck still. Are you calling or emailing them typically? These firms don't usually post the individual's contact info from what I've seen...

@Josh Green The biggest thing you can do is make the calls to your local lenders! You'll want to speak to their small business or commercial lending officer. If you talk to the wrong person at the bank they may say no just not know what you are talking about. I've been using my local credit union since I found them and am super happy and most of that is due to the person I work with being awesome at their job!
