Can I rent out my Seller-financed Home?

Hello,

I'm curious to know if I would be able to rent a seller financed home?

I could potentially come up in a good deal but I want to make sure my 3 year exit plan is legal and possible. After 3 years I want to rent out this house and take equity from this for a new house.

Also, are there any protections for me as the buyer for a Seller-finance home? If the Seller is essentially the bank, I worry about human error. Who's to say they don't pocket the money and dont report it on my mortgage.
