Calculating my offer

My goal is to better understand how I should calculate my offer. Please share your thoughts with my math...

  • ARV: $500,000
  • 75% of ARV: $375,000
  • Repair: $63,000

$375,000 - $63,000 = All In offer $312,000

Please shed some light on my thought process. What am I thinking right? What am I not thinking about?

My goal is to BRRRR one Single family - Quad within the next 12 months.
