Alternative to installment notes?

I am looking to buy a house from an investor but he wants to do an installment note to delay capital gains. He wants 20% down and 6% interest (no thanks) and I want to use conventional financing. Does anyone have a suggestion that I could propose to the seller as an alternative to an installment note that would allow me to close with conventional financing?
