[HELP NEEDED] Beginner Wholesale Journey

Hey everybody,

I’ve been thinking of launching my wholesale real estate business and had a few questions about getting started.

1. What’s the best way to get new leads into our pipeline? (Extract lists, cold calling, etc.) I understand that bandit signs are helpful but have legal
complications. 

2. Do I need to be incorporated to start or can I start as a sole proprietor?

3. Where do I find motivated buyers? I understand Craigslist, REI meetings, and Facebook groups, but are there any other channels or any way to maximize each channel?

4. What are some pitfalls that I can avoid from some tips?
