Access without presence

Hello again BP family. I'm thinking about purchasing some SF homes across the state and then owner finance them.  What are your experiences about giving lockbox access to prospective buyers? Have any of you had any problems? I know some sellers will just give access when they are not present with the prospective buyer. Again, i will be across the state and won't visit the property every time someone wants to tour inside. The properties won't be in superb condition so i am not worried too much about damage.
