Log cabin- unable to pull comps?

In an area where most of the homes are block and woodframe will a home that is a log cabin command a higher premium price per square foot? If so what is the general rule of thumb for how much? Additionally my real estate agent stated that it is impossible to pull comps on the log cabin that we are looking at because there aren't any other log cabins in the area so there's nothing to compare it to. Is that accurate?
