Hey Guys,

I am looking for some private money funding for an upcoming deal I have in Texas. I have a slightly niche investment as a Land Investor. Very similar to a house flipper except I am flipping vacant land. I've been flipping land for almost 3 years now and I'm finally to a point where I am all tapped out on funds. My question is around the best way to find private funding. I've mostly been reaching out to people on social media, but I have received contact from many scammers. Any suggestions on the best way you have used OPM to finance your deals?
