Relocation Help needed!

Hello BP faithful.  

I have the awesome privilege of relocating to the Boise ID area for work.  

Rather than rent an apartment, I would like to buy and rent the rooms until my family can join in 1-2 years.  

No plans to sell current home.  

Financing tips?  Current mortgage is 22% of combined net monthly income.
