Advice on Wholesaling mobile homes in Tennessee?

I am new to wholesaling in the Nashville area of Tennessee and think I may have an opportunity to close on a mobile home deal. Need advice on the closing process? The mobile home owner simply wants to sell their MH but wants the buyer to move the MH off the property. Will this be conducted with a simple purchase and sale agreement and then I assign the contract to an end buyer?? Or do I need to perform a bill of sale? If so how will I close without having to be an end buyer in the transaction. Want to wholesale the MH and not close then re sell.
