Looking to buy 14 lot trailer park

I just recently found to me what looks like a decent deal on a local trailer park up the road. They are asking 320k for the property all trailer that are on it are owned by the tenants. I’m looking to see what route I need to go into purchasing this property. Do I call a local bank and get a commercial loan? What would down payments be? If anyone can share there input that would be great I’m Located in the new orleans are. Thanks
