No matter what, you HAVE to do a Phase I -- no exception! Over the past 25 years you would be shocked at some of the parks that have failed. All it takes is for the mom & pop owner to have tried to demolish a couple mobile homes and bury them on the property and you have an unofficial landfill issue -- things like that.
