What should I charge for lot rent?

I have three acres in the country in the Huntsville, Alabama area. It's on top of a mountain. The back part is wooded. I am trying to determine the most people would be willing to pay for lot rent. There are no other mobile homes, and the property is woods in the back. I can't find any comparable situations in the area.

Sell it and buy rental real estate in the city with the proceeds.
