Buying a property with quit claim deed on it

Hi all. Does anyone know about a quit claim deed. A seller says he bought the property from his family using a quit claim deed, and there is no warranty deed. Is there any risks related to this type of transaction? How can I make this type of deals work? Thanks.

A QCD is a no go in some states. For instance in Texas you will have a very difficult time obtaining title insurance if at all

My suggestion is to get the property under contract and open title. If they will issue title insurance, you are good to go
