Seller mad with me afte i did formal offer

Guys

I did an offer to a seller and looks like he is mad with me, can you guys please give me your feedback if I was right or wrong the way I presented the offers. He was selling the mobile home for $55,000, the prices for that kind of mobile home with land in that area is around that price:

Option 1 All cash:
Cash $23,457 buyer pay the closing and run all due diligent.

Option 2:
Total $35,000
Down payment $3500
Seller pay closing costs and due diligent
Financing $31500 6% for 8 years $413.96 a month

Option 3
Total $40,000
Down payment $1000
Financing $39,000 15 years $346.26 month 6%

Option 2 and 3 can be repay in full any time of the loan period.
