Do you have the owners contact information? That is who you should be speaking to and asking questions.

@Eric Bennington Like any other lead, try to get as much information from the seller as you can. Why are you selling? Describe the home. Are they living in it? When do they need to live? Is the home on a piece of land? Or in a mobile home community? What is the condition of the home? What is the age of the home? How many bedrooms and bathrooms? What issues does the home have? Are there any deferred maintenance items that need to be addressed (i.e. air conditioning, hot water heater, etc.)? These are just a few questions to ask. Hope that helps!

Also, if it is in a park, are you going to have to remove it?  Some parks do not allow "sub-letting", meaning you cannot rent the mobile home to someone else in their park.

Thanks everyone, it’s a2/1 650sqft built in the 80s I’m going to look at it soon but he’s saying it has update central air and it does need some work. He paid 22000 15 years ago and he wants 25 but I can definitely get him down. He owns the lot. Is there any differences from a single family home or is this the same process?
