Rookie: Property zoned for 2nd dwelling. What do I need to know?

Rookie in southern AZ with zero deals under his belt.

Looking at a single family house on big lot that is R-2 zoned (which I guess means approved for a second dwelling). Thinking of putting a mobile home on the property and renting that out. What sort of info/advice do I need to know about the existing property to know if adding a second dwelling is even feasible aka affordable and worth it? I guess things like plumbing, electrical, etc. Thank you!
