Mobile Home Investing: Finding Leads and Park Managers

Hello! 

I'm new to real estate investing and have been trying to get started. Specifically with mobile home investing. 

Basically, I have two questions: 

1) For those of you out there in this market, what prospecting tools do you find are most effective in generating leads and scaling your business? 

2) How do you get the park managers on your side? Many of them can be very untrusting of investors coming in and I'm just curious to see how others overcome this obstacle? I try to point out that our relationship (between me and the park manager) would be a mutually beneficial one since I am fixing up the home if need be and attracting park-approved buyers to the park.
