Valuation of park with many POHs
How would you all valuate this park?
$600k purch price
36 lots @ $215-225/mo
5 occupied tenant owned homes
23 occupied POHs (which are on RTO contracts)
6 vacant POHs
1 manger lives in a home (maybe POH)
1 homes is for storage (maybe POH)
0 vacant lots
Park pays for water and sewer (not sub metered)
POHs are from 90s and 2000s (2-3 are from 80s)
